What MP RERA means for a plot buyer

RERA, the Real Estate (Regulation and Development) Act 2016, is run in our state by the Madhya Pradesh Real Estate Regulatory Authority in Bhopal. For a plot buyer it changes four things.

The project must be registered before it is advertised

A developer cannot advertise, book or take money for a plotted project until MP RERA gives it a registration number. That is why Nirvana Estates shows no prices and takes no bookings yet; you can only register your interest.

The layout you are sold is the layout you get

The approved layout, plot sizes, amenities and completion date are filed with RERA and shown on its website. Changes need the consent of two-thirds of the buyers.

Your money is protected

Seventy per cent of what buyers pay goes into a separate account and can be used only for that project's land and development.

You have somewhere to complain

Delays, deviations and refunds go to the RERA authority, which decides faster than a civil court and can order interest and compensation.

What to check

Search the project on rera.mp.gov.in, read the registration certificate, the approved map and the promoter details, and make sure the company name on RERA matches the name on your agreement.

Samarpitt Realty will publish the RERA number for Nirvana Estates on this website and on every advertisement the day it is issued.

How to buy a plot in Madhya Pradesh: the 8 checks before you pay

Buying a plot is simpler than buying a flat, but the mistakes are costlier because they are hard to undo. These are the eight checks we ask every buyer to make, including on our own projects.

1. Who owns the land?

Ask for the registered sale deed in the developer's name and the latest khasra and naksha from the tehsil (MP Bhulekh shows them online). The seller on the deed must be the company you are paying.

2. Is the land diverted?

Agricultural land must be converted (diverted) to residential use before plots can be sold. Ask for the diversion order.

3. Is the layout approved by Town and Country Planning?

The TCP approval fixes the roads, plot sizes and open areas. Compare the plot you are shown with the approved map; the plot number and size must match.

4. Is the project registered with MP RERA?

From 2017 no plotted project of more than 500 sq m or eight plots can be sold without RERA registration. Check the number on rera.mp.gov.in. A registered project has a bank account where 70 % of your money must be kept for development.

5. What is included in the price?

Roads, drains, water, street lights, electricity poles and park development should be the developer's cost. Get the list in writing with a completion date.

6. What are the extra costs?

Stamp duty and registration (about 9.5 % in Madhya Pradesh for men, less for women), development charges if any, and the mutation fee. Nothing else should be asked for in cash.

7. Who signs the agreement?

Only a director or an authorised signatory of the company. Payments go to the company account, never to an agent's account.

8. When do you get possession?

After the registry, with a possession letter and the plot pegged on the ground by the surveyor. Walk the boundary before signing.

At Samarpitt we show every document at the site office. Call +91 77738 89271 if you want to see the papers for Nirvana Estates.

Why Vidisha and NH-146 are worth a look

Why Vidisha and NH-146 are worth a look

Vidisha sits 55 km north-east of Bhopal on the Delhi–Chennai rail line and a four-lane road, with Sanchi next door and the Betwa river through the town. It is a district headquarters with courts, a medical college, a large agricultural market and a steady stream of people moving in from the surrounding tehsils.

The highway

NH-146 runs from Bhopal through Vidisha to Sagar. The stretch past Dabar village is being widened to 100 ft, which is why the plots in Nirvana Estates are set back behind the widening strip and why its 16 commercial plots face the new road.

What drives demand

  • People from Vidisha town looking for a larger plot at a lower price than inside the municipal limits.
  • Farmers and traders from the Sagar side who want a Vidisha address for schools and hospitals.
  • Bhopal buyers who want land they can reach within an hour and a half.

What to be careful about

Not every colony on the highway has a TCP-approved layout or RERA registration; many are sold on notary papers. Buy only where the layout, diversion and title are shown to you. Our own checklist is in How to buy a plot in Madhya Pradesh.

Nirvana Estates is 14.14 acres at Dabar on NH-146, about 15 km from Vidisha. Register your interest at nirvana.samarpitt.com and we will call you when the rate card is out.
