Buying a plot is simpler than buying a flat, but the mistakes are costlier because they are hard to undo. These are the eight checks we ask every buyer to make, including on our own projects.
1. Who owns the land?
Ask for the registered sale deed in the developer's name and the latest khasra and naksha from the tehsil (MP Bhulekh shows them online). The seller on the deed must be the company you are paying.
2. Is the land diverted?
Agricultural land must be converted (diverted) to residential use before plots can be sold. Ask for the diversion order.
3. Is the layout approved by Town and Country Planning?
The TCP approval fixes the roads, plot sizes and open areas. Compare the plot you are shown with the approved map; the plot number and size must match.
4. Is the project registered with MP RERA?
From 2017 no plotted project of more than 500 sq m or eight plots can be sold without RERA registration. Check the number on rera.mp.gov.in. A registered project has a bank account where 70 % of your money must be kept for development.
5. What is included in the price?
Roads, drains, water, street lights, electricity poles and park development should be the developer's cost. Get the list in writing with a completion date.
6. What are the extra costs?
Stamp duty and registration (about 9.5 % in Madhya Pradesh for men, less for women), development charges if any, and the mutation fee. Nothing else should be asked for in cash.
7. Who signs the agreement?
Only a director or an authorised signatory of the company. Payments go to the company account, never to an agent's account.
8. When do you get possession?
After the registry, with a possession letter and the plot pegged on the ground by the surveyor. Walk the boundary before signing.
At Samarpitt we show every document at the site office. Call +91 77738 89271 if you want to see the papers for Nirvana Estates.
